Have you ever purchased a property without knowing whether your Realtor conducted thorough research on your behalf? Too often, we've seen property expectations go unmet - whether due to agent negligence, miscommunication, or simply not knowing the right questions to ask.

Alternatively, as a Realtor, you may wish to go the extra mile by providing this report to the seller or purchaser as an added-value service. In-depth research can also uncover additional opportunities for the property, potentially increasing its sale price and, in turn, your commission.

This ADVANCED PACKAGE includes everything in the BASIC PACKAGE and additional items which include:

•    Determining what is permitted to be built under the Official Community plan (OCP). This includes providing a few options for rezoning the property to a zone which conforms to the current OCP.

The research we provide reflects information available to us in our capacity as Building Designers. There may be restrictions or limitations that are unknown to us or otherwise inaccessible for research purposes, and our findings are based solely on the sources available at the time. While such issues are rare, we feel it is important to disclose this.

This research also does not include any meetings, or communications with the local jurisdiction, General Contractors, Builders, or any other interested party. This report is based on research only. 

We will provide, and/or determine uses for the property based on your request and what is permitted under the current OCP. 

Up to $80 of the total fee is allocated toward obtaining a title search. If additional documentation is required for more in-depth research, supplementary fees will apply. You will be notified for approval prior to the completion of the report should you choose to proceed with those documents.

The turn-around time for this report can vary from 1-7 days.
