Have you ever purchased a property without knowing whether your Realtor conducted thorough research on your behalf? Too often, we've seen property expectations go unmet - whether due to agent negligence, miscommunication, or simply not knowing the right questions to ask.

Alternatively, as a Realtor, you may wish to go the extra mile by providing this report to the seller or purchaser as an added-value service. In-depth research can also uncover additional opportunities for the property, potentially increasing its sale price and, in turn, your commission.

With this basic package we will provide research for you for property which may include:
•   are there easements, or right-of-ways,
•   is the property in the flood plain,
•   Is there a water course on or near the property which will affect the location of your new home and/or any additions are hoping for,
•   Are there any legal claims?
•   Are there any dept
•   Are there any building schemes,
•   Are there any other restrictions?
•   What services are available at property? 
•   Is the property in the ALR? Can it be exempt from the ALR regulations? 

The research we provide reflects information available to us in our capacity as Building Designers. There may be restrictions or limitations that are unknown to us or otherwise inaccessible for research purposes, and our findings are based solely on the sources available at the time. While such issues are rare, we feel it is important to disclose this.

Up to $50 of the total fee is allocated toward obtaining a title search. If additional documentation is required for more in-depth research, supplementary fees will apply. You will be notified for approval prior to the completion of the report should you choose to proceed with those documents.

The turn-around time for this report can vary from 1-7 days.
